Definitions & Descriptions



+ Sealcoat: A petroleum-based liquid that is applied to asphalt to protect it from oxidation and the damage caused by freeze/thaw cycles. In Michigan, sealcoat should be applied every two to three years.
        In other terms, it is the "black shiny stuff" that is put on top of asphalt (it is not asphalt). It can be thought of as sealcoat is to asphalt what paint is to wood. It is NOT intended to seal or repair cracks or small holes. These should be repaired prior to having the asphalt sealcoated.

+ Resurface:
This is the process of milling ("grinding") off one layer of asphalt that is failing, applying a tack coat (adhesive), and replacing the missing layer with new asphalt.

+ Overlay: Simply, this is the process of adding another layer to the top of existing asphalt. Unlike resurfacing, this does not include milling off the top layer. Sometimes, though, the edges will be milled to provide a smooth transition from the new asphalt to any that is not overlaid.

+ "Alligator" Cracks: Sometimes asphalt will crack in a pattern that looks like alligator skin - multiple cracks in a small area. These cracks cannot be repaired well using normal hot rubber material. If the area appears stable, usually repair will be delayed for a year or so, until it becomes unstable. Unstable cracked areas need to be removed at full depth and replaced. See photo in our gallery.

A: This depends on the weather and the material used, but a normal waiting time is 2-3 days.
